Ontario land transfer tax refund

First-time buyers can get up to $4,000 of Ontario's land transfer tax refunded — which fully covers the tax on homes up to about $368,000 and takes a big bite out of it above that. Try the calculator →

FHSA — First Home Savings Account

Save up to $8,000 per year (lifetime $40,000) for a down payment. Contributions are tax-deductible like an RRSP and withdrawals for your first home are tax-free like a TFSA — the best of both.

Home Buyers' Plan (RRSP)

Withdraw up to $60,000 from your RRSP tax-free toward your first home (double that for a couple), repayable over 15 years.

30-year mortgages & smaller down payments

First-time buyers can now get 30-year amortizations on insured mortgages, and the minimum down payment is 5% on the first $500k of the price. Ravinder will connect you with mortgage brokers who make the numbers plain.

Q How much do I need for a down payment?

Minimum 5% on the first $500,000 of the price and 10% on the portion above that (up to $1.5M). Under 20% down, mortgage insurance is added — the calculator on this site shows the effect.

Q Should I get pre-approved before looking?

Yes — it's free, it locks a rate for 90–120 days, and it tells us your real budget so we only tour homes you can actually buy.

Q What does a buyer's agent cost me?

In most transactions the seller's side pays the buyer-agent commission, so Ravinder's guidance typically costs you nothing out of pocket. How compensation works is explained and put in writing before you commit to anything.

Q Condo, townhome or detached?

It's a lifestyle and budget question — condo fees, maintenance, resale patterns all differ. Ravinder will lay out the real monthly cost of each option side by side.
